Few Sellers realise this but, as we have highlighted regularly, it will speed up the process of sale considerably if a Seller actually instructs a Solicitor before a property is put on the Market or, certainly, contemporaneously with doing so.  At O’Shea Russell Solicitors no charge is levied unless a Sale proceeds so that there is no cost saving in failing to engage with us at the outset.

The advantage of consulting with your Solicitor at the outset is that it ensures that all the paperwork necessary to issue a Contract is on hand.    In the event that there are any “glitches” these can be ironed out in consultation with your Solicitor before you get to SALE AGREED.

We provide our Services to Sellers on a “no move, no fee” basis.     This means that if your Sale does not proceed you will not have incurred Solicitors’ fees.

For the Buyer, believe it or not, there are similar issues around timing insofar as you should instruct us as soon as you have agreed to buy from a Sales Agent.   We will then guide you through the process and ensure that unnecessary delays are not encountered.
