HOW MUCH DOES CONVEYANCING COST?

It is always best to look for a Written Quote before you retain a Solicitor. For FIRST TIME BUYERS we provide a Reduced Solicitor’s Fee of €995 plus vat with no hidden extras.

WHEN SHOULD I INSTRUCT MY SOLICITOR?

We recommend that you download the HOME BUYERS’ CHECKLIST from our Homepage www.oshearussell.ie before you start viewing properties. You need to consult with your Solicitor as soon as you go SALE AGREED. We are always happy to give FREE ADVICE before you arrive at a decision to buy if we can help you.

HOW LONG WILL IT TAKE BEFORE I CAN MOVE IN?

This is an important question that should first be addressed to the Sales Agent. The Vendor’s personal circumstances will generally dictate how long it will be before keys are available. At the exchange of Contract stage, your Solicitor will agree a definite Closing Date for you.

DO I NEED TO VISIT MY SOLICITOR’S OFFICE?

It is vital that Contracts are signed at a personal meeting with your Solicitor. At O’Shea Russell Solicitors we facilitate Clients with Personal Meetings at our Offices, at Clients’ homes or at a venue of the Client’s choice. We also use all available technologies to simplify the Process for our Clients.

DO I NEED A SURVEY

In a word ‘YES’. It is vital not to skimp on your Survey as you purchase “warts and all”! There is simply no comeback if you discover something wrong with the property after you exchange Contracts.

IMPLICATIONS of MY MUM AND/OR DAD HELPING

It is not unusual at all in the current Economic Climate for FIRST TIME BUYERS to look to their parents for help. This help needs to be structured and the terms of same fully fleshed out. Tax implications also need to be considered. It may also be necessary to put Co-Ownership Agreements in place. This can be a complex area but our inclusive Solicitor’s Fee covers any Legal Work in this area.

WHO WILL DEAL WITH MY LENDER AND DRAWDOWN MY LOAN?

This aspect is dealt with by your Solicitor who will liaise with you to ensure that you are in a position to deal with any Conditions that need to be dealt with before funds are released.
