Buying a House should be SIMPLE but lack of preparation can lead to the entire process being an ordeal!

Solicitor
As soon as you decide to buy, you should have a word with your Solicitor who will be happy to provide guidance.   Our BUYER’S CHECKLIST is a FREE Download on our Home Page (www.oshearussell.ie) and is proving exceptionally popular.

INSPECT FULLY

When you have decided to buy it is essentially (and a small expense) that you have an Architect/Engineer inspect the property.  REMEMBER that your Lender’s Surveyor will not do this as he/she is merely assessing value on a brief visual inspection.   It is best to hold off appointing your Architect/Engineer until your Solicitor receives and reviews the Sale Contract.

Maintain your own “Purchase File” where you can keep all information and advices received in respect of the property and all correspondence with your Lender.  Purchasers are regularly overburdened by the amount of paperwork involved in a Purchase.

Prepare fully for your Purchase.   Have your Professional Advisors in place and ensure that your Lender is happy to give approval in Principle before you agree to buy.    Let your Professional Advisors know if you have any concerns.   Do not be afraid to ask questions.   There are no stupid questions!

Engage throughout the process with your Advisors.   Establish clear communication lines and preferred methods e.g. phone, email etc. from the outsets.
