AVOID LEGAL COSTS ON YOUR HOUSE PURCHASE

AVOID LEGAL COSTS ON YOUR HOUSE PURCHASE

Radical Legal Changes in the way that Conveyancing Services are delivered has been introduced from the 1st January 2019.

Where previously, much of the Legal Work for a Purchaser was undertaken after the signing of the Purchase Contract, from the 1st January 2019 a Purchase Contract is only signed after all of the Investigatory Work and enquiries are conducted by the Buyer’s Solicitor.

What does this mean for a BUYER?  It means a potential front loading of Legal Costs for the Client.  A Buyer may incur considerable Legal Costs (which have to be paid) before Contracts are exchanged in circumstances where the purchase may not ultimately proceed for any number of reasons.

The Law Society of Ireland has left it to individual Solicitor Firms as to how this Cost issue is to be addressed with Clients.  Appreciating how seismic a shift this is for Buyers,  O’Shea Russell Solicitors have decided to offer pre-contract legal service FREE to Buyers for 2019.  This means that unless Contracts are exchanged, no legal fees will be incurred.

As regards successful purchases, Legal Fees will be fully transparent with upfront competitive quotations provided. No hidden extras.
