4 THINGS TO BEAR IN MIND IF YOU ARE BUYING A SITE

1 Contracts

Ensure that you get Legal Contracts in place before you spend money on a Planning Application.

2 Fencing

Have complete clarity from the outset around who will erect the fencing around the site, what type of fencing is required and who is responsible for maintenance going forward.

3 Wayleaves

If you need any access to the lands retained by the Seller to include Wayleaves (or a right of passage) to ESB poles etc. or sight lines that may necessitate removing a roadside boundary on the retained lands, make sure your Architect informs your Solicitor at an early date.

4. Make sure that if any changes are made on the original site maps that these are advised to your Solicitor as soon as agreed.
